Beaufort Gardens, Hounslow

Background

Beaufort Gardens is our end-to-end first project, whereby we worked extensively with London Borough of Hounslow planning team to utilise a piece of land and make 2 modern, energy efficient and sustainable semidetached houses.

Scope of work involved:
  • Pre-application consultations and design discussions.
  • Planning application and follow through with discharge of conditions. Planning permission was granted after numerous informative pre-application meetings and reports, allowing us to satisfy all LPPs and NPPFs.
  • Construction and Build from the ground up.

Challenges of the site:

Surrounded by houses:
  • Design must respect the privacy and impact on neighboring houses.
  • Noise, light, and smell from the proposed development must not cause a nuisance to neighbors.
  • The design must take into account the location of neighboring houses when deciding on the location of windows and doors.
Limited space:
  • The plot size was enough to build the houses with the required amenities but was a constraint in width and other aspects.

A modern Design to overcome site challenges.

  • The pitched zinc roof allows for clerestory windows whilst minimising the height of the building and reducing overshadowing.
  • The bedroom ‘wing’ wraps neatly around a peaceful, green courtyard which provides not only a pleasant outlook but also a great deal of daylight. Full height sliding doors provide direct access to this space.

Sustainable Housing.

  • In line with LLP EQ1 & EQ2 and the Council’s draft Climate Emergency Action Plan, the proposed scheme is to be zero-carbon.
  • Owing to a combination of PVs, an air-source heat pump and over-specified thermal elements, the scheme achieves over a 100% reduction in carbon emissions according to the Part L 2013 Standard.
  • The scheme is solely dependent on electricity – no gas is required.
  • The proposal meets all criteria of the London Plan Hierarchy of ‘Be Lean, Be Clean, Be Green’.
